RYAN G. CHRISTIANSEN, CCIM

President and Founder

Ryan G. Christiansen, President and Founder, has been a key player in elevating commercial real estate services in Puerto Rico to compete on a global stage for more than a decade. First entering the industry as a commercial brokerage professional in 2004, Christiansen quickly became one of the island’s most sought-after real estate advisors. Striving to establish a new standard of industry excellence, he created Christiansen Commercial Real Estate in 2012 and has since grown the full-service firm into one of Puerto Rico’s leading commercial brokerages.

While success has led to the growth of a talented support team, Christiansen’s passion for brokerage keeps him involved in nearly every transaction that passes through the firm. As one of the island’s leading brokers, he is equipped to handle the needs of both private and institutional investors of office, industrial, retail, land and most all other commercial properties.

With more than $1 billion in gross sales volume, Christiansen brings with him superior market knowledge, deal-making expertise, and influential industry relationships.

In 2019, Christiansen was selected to represent the buyers in a joint acquisition of the island’s largest industrial portfolio. Following the transaction, the new ownership group was in need of a trusted and dependable property management and leasing team for the properties. Once again seeking to raise the industry bar, Christiansen partnered with Hector Del Rio Jr to create Puerto Rico Industrial Solutions Management (PRISM), where he concurrently serves as the Chief Executive Officer.

Ryan G. Christiansen was born in Springfield, Virginia and graduated in 2002 from the University of Dayton with a Bachelor’s degree in International Business. Dedicated to his craft, he went on to earn CCIM designation from the Certified Commercial Investment Member Institute and served as President of the Puerto Rico CCIM Chapter from 2012 to 2014.

DANIEL J. PRIETO, CCIM, MAI

Senior Broker & Certified Appraiser

2021 President for the Puerto Rico Chapter of the CCIM, Daniel J. Prieto, joined Christiansen Commercial in September of 2015 and has quickly become one of the top-producing broker professionals in the company. Focused mainly on investment sales related to commercial, office, industrial, hospitality, and vacant land properties, Prieto has been involved in some of the island’s largest and most influential transactions. Whether providing brokerage services to real estate investors for individual assets or offering portfolio management services for institutional portfolios, Prieto brings superior value in leveraged relationships, market knowledge, and deal-making aptitude.

Prior to joining our firm, Prieto had been involved in the commercial real estate business in Puerto Rico as a licensed appraiser since 2004 and continues to lead valuation efforts for Christiansen Commercial today. An active member of the Appraisal Institute, he holds a MAI designation and has served as Treasurer and Vice President within the Puerto Rico and Caribbean Chapter and formed part of the 40th Leadership Development Advisory Council (LDAC) for the National Board.

Prieto’s formal education includes a Bachelor of Science degree from the Kelley School of Business at Indiana University, involving a double major in Finance and Accounting.

CCIM candidate, Milton E. Cofresi has been providing strategic real estate solutions to investors in Puerto Rico for nearly 20 years. Throughout his tenure he has structured and negotiated virtually every conceivable real estate transaction, ranging from build-to-suit industrial projects to call center office leases. His reputation and abilities have earned him the designation as main leasing broker for Metro Office Park 3, Cobians Plaza, Centro Europa, and Condado Astor, as well as strategic advisor for esteemed names such as Ericsson, Honeywell, FEMA, Starbucks and T Mobile. His experience helping both established companies and those new to the island assess their real estate needs and develop and execute strategic plans, is second to none. Cofresi’s comprehensive understanding of the market, socioeconomic influences, and deal methodology make him a valuable asset to any investor of office, industrial, retail, or land properties in Puerto Rico.

Prior to joining Christiansen Commercial in 2015, Cofresi worked with Cushman & Wakefield’s satellite office, Property Concepts Commercial, assisting many corporate clients with site selection, leasing, acquisition and disposition. Andrea S. Suarez

Director of operations

Andrea S. Suárez has been with Christiansen Commercial since 2013, managing operations for the firm as well as leading office leasing activity in the San Juan area. Since obtaining licensure in 2015, Andrea has proven to be a valuable asset to some of Puerto Rico’s largest investors, having successfully leased over 350,000 square feet of office space. Most notably, she functions as the lead leasing broker for two of the island’s most sought-after trophy towers, American International Plaza and 270 Plaza. Her work has exposed her to dealings with a wide range of tenants including multinational corporations and federal government agencies. A graduate of the University of Notre Dame with a BA in Finance, Andrea brings with her an advanced understanding of deal economics, sophisticated negotiating skills, and a determination to exceed client expectations.

Though much of her time is dedicated to landlord representation, Andrea has extensive experience handling a wide range of commercial transactions including acquisition, disposition, and tenant representation.

Luis G. Prieto joined Christiansen Commercial in 2016 as a member of the property valuation team and has since gone on to pursue a career as a brokerage professional. Equipped with a certificate from the Appraisal Institute of Chicago, Prieto is well positioned to create sophisticated analyses of property value and has a deep understanding of the Puerto Rico real estate market. With nearly 9 years of industry experience and $5 million in sales volume, Prieto has quickly grown into a trusted advisor for individual and corporate investors alike. Gabriel A. Piñol-Ferrer has been with Christiansen Commercial Real Estate since 2021, as a Real Estate Broker. Previously, he worked for 2 years as a leasing administrator to PRISM Industrial Property portfolio, Puerto Rico largest single portfolio of logistics real estate in the San Juan metro area at 2.3 million square feet.

Additionally, he has taken on many tenant representation assignments, assisting household names such as Hyundai de Puerto Rico and Fat Tuesday. Laura C. Garcia has been with Christiansen Commercial Real Estate since 2016, succeeding as a brokerage professional as well as leading marketing efforts for the firm. Since obtaining licensure, Garcia has quickly become a valuable asset to many real estate investors, serving as the lead leasing professional for the Hato Rey Center office building for 5 years until the asset was stabilized and then assisted in the sale of the asset. She is the lead leasing professional of the retail component of Fairmont El San Juan Hotel resort. Additionally, she has taken on many tenant representation assignments, assisting household names such as AT&T and Church’s Chicken navigate the island’s, sometimes complicated, real estate landscape. Eugenio joined Christiansen Commercial in 2022 as a Broker and has already become a valuable member of the team. He brings with him knowledge from a wide range of previous experiences working in the Law, Business, and Hospitality sectors. Most recently, he has formed part of the Royal Isabela team in the Sales & Operations Development department. Maria Cristina Castillo

Maria Cristina joined Christiansen Commercial in 2020 as the Property Manager in charge of Gator Investment’s properties. Previously, she worked for other shopping centers and venues in both Marketing and Property Management. She has an Operations Management degree from the University of Puerto Rico, Rio Piedras Campus. She also has an MBA. She obtained her real estate broker’s license in 2020.
