The Hato Rey Center


The Hato Rey Center, a 220,794-square-foot building located on Ponce de León Avenue in the Golden Mile sector, is undergoing a transformation into a condo-hotel affiliated with the Autograph by Marriott brand. The property will comprise 168 hotel rooms and 32 residential apartments on its top three floors. With four levels dedicated to parking and a capacity for 292 vehicles.

The estimated initial investment for this conversion is approximately $120 million. Formerly part of Christiansen Commercial Real Estate’s portfolio, the building was sold for $12.5 million in December 2021 to HRC Holding QOZB LLC. The decision to convert it into a hotel came after thorough analysis by a team of experts, with the owners expressing their commitment to preserving the unique tropical modernism architecture of the structure.

The Hato Rey property will stand as an exemplar of Autograph Collection, Marriott’s Distinctive Premium tier of hotels. It will be the second Autograph by Marriott establishment in the area, joining the ranks of La Concha Resort in San Juan’s Condado sector. The building’s design and development are still in progress, with the owners actively engaged in determining the final cost and addressing various variables associated with the project.
